Dhaka North house rent guidelines 2026: what they say

ডিএনসিসি বাড়ি ভাড়া নির্দেশিকা ২০২৬

Checked 21 October 2026. A plain-language summary, not legal advice.

On 20 January 2026, Dhaka North City Corporation (DNCC) announced house rent guidelines for its area, framed under the Premises Rent Control Act 1991. Reports at the time differed on whether they were final or a draft, and we have not found them published in the official gazette. Treat them as the city's stated expectations, not as law that overrides the Act.

The main points

  • Rent by the 10th of each month.
  • A written receipt for every month's rent.
  • A written agreement stating rent, advance, the terms for any increase and the notice period.
  • Advance of one to three months. Note the Act itself allows one month without the Rent Controller's approval.
  • No increase for two years, and increases only in June and July, by agreement. Annual rent capped at 15% of market value, as in the Act.
  • Two months' notice either way for residential tenancies. For unpaid rent: a verbal reminder, then written notice, then two months to vacate.
  • Landlords keep services running (gas, electricity, water, waste) and give tenants conditional access to the roof and main gate key.
  • Ward and zone landlord-tenant committees to settle disputes.

What it means in practice

Set the due date to the 10th, give a numbered receipt every month, and put the advance, increase terms and notice period in writing. Ovelit Rent does the first two automatically and the rent agreement maker covers the third. The rent increase letter warns you when an increase would fall outside these guidelines.

Dhaka South City Corporation had not issued similar guidelines as of October 2026.
